The calm, after the storm
In January 2020, a devastating hailstorm hammered Canberra and surrounds, damaging buildings and cars.
The storm lasted only 15 minutes, but its impact was still being felt over a year later.
Rydges Capital Hill was one of the buildings caught up in the storm’s trail of destruction. Rydges asked BSK Projects to undertake works forming part of an insurance claim. The scope of the works included:
- A detailed technical audit of damages for the insurer
- Internal remedial works of some 300 guest rooms and public areas
- Roof replacement, box gutter and flashing repairs
- Replacement of Air Handling Units (AHU)
Repair work had to be completed within a short time frame so the Hotel could re-open to the public as soon as possible. Accordingly, other than the technical audit, we calmly provided services including Project Management, Procurement, Construction Management and Superintendent Services.
All hotel furniture had to be protected during works and multiple contractors on site, all working in different areas, had to be carefully coordinated and managed throughout. Thankfully, our very detailed brief allowed us to accurately describe and tender the required works, avoiding any unwanted variations.
Our understanding of the operational requirements required by hotels in particular helped us to deliver this project under budget and on time so that Rydges Capital Hill could again open for business, come rain, hail or shine.
